Chartres Lodging has experience closing on dozens of complex hotel asset investments. We have closed on fee simple, leasehold, partial leasehold, condominium structures, on-market and off-market deals, single-asset and multi-asset portfolios, levered, seller-financed, and all-cash transactions.
Chartres Lodging has executed on various asset strategies, always informed by detailed research (our ‘deep dig’ process) to support strategies that will drive the highest returns. We have executed asset conversions, partial time-share renovation and sale, re-branding, de-flagging, space re-purposing, asset flow re-design, guestroom count increases, meeting space increases, restaurant openings and closings, leased-space conversions, tenant increases, management company changes, and everything in between.
Chartres Lodging investments almost always include a large renovation component. We have renovated dozens of assets for a grand total of $1 Billion renovation dollars under our management for institutional clients. Our strategies are informed by extensive market and property research (called our ‘deep dig’ process). We are intimately familiar with Property Improvement Plan (PIP) re-scoping, PIP negotiation, budgeting, scheduling, partial closure planning, full closure planning, and exterior, guestroom, public spaces, and back-of-house renovations.
Chartres Lodging has partnered and therefore negotiated Hotel Management Agreements with most brand and institutional third-party hotel management companies. Chartres Lodging also owns an independent management company called Sightline Hospitality.
Chartres Lodging has negotiated dozens of Property Improvement Plans with most major brand companies. Our goal is to highlight and align the critical needs of the brand with our own investment return goals.
Chartres Lodging has strategically converted over a dozen hotel properties to new brands or from brand to independent. Our aim is to choose a brand to maximize the returns of each investment project. We also have experience with adaptive re-use to hotel, as demonstrated with the Hyatt Centric Waikiki.
Chartres Lodging has asset managed dozens of upscale and upper-upscale urban lodging assets, including many of the country’s largest convention hotels. Our proprietary asset management strategies and systems are at the core of our investment success.
We have experience with the strategic dispositions of over two dozen institutional quality hotel assets across the USA and Japan. Our strategy is to strictly adhere to our original investment plan and dispose of assets as they achieve their targeted performance thresholds.
